Precast Parking Structure - Spandrel Panel Distress

In most parking structures, loads from the double tee beams are supported by inverted tee beams or L-shaped beams. The exterior walls are not normally load-bearing. We were brought in to evaluate a precast concrete structure with unusual distress related to using the exterior wall panels as load-bearing wall panels. The wall panels were supported by corbels on the columns. Water infiltration caused failure of the concrete over the pockets and cracking in the panels. We designed repairs to the system to restore the original appearance.
