Parking Structure - Maintenance Planning Assessment

We were brought in to evaluate a parking structure after the property manager became concerned about their prior consultant. Our scope of work included a general condition survey of the garage and preparation of a repair design for a concrete block (CMU) fire suppression room. The CMU walls had failed because of expansive soil movement. We designed a repair that provided a similar appearance, but that had increased tolerance for movement without damage.

Our general review of the garage found significant distress in other areas, included cracking and spalling of the concrete. We recommended repairs. Since the original investigation, we have performed follow-up condition surveys to keep the owner informed as to the current condition of the garage.
